What is a Snagging List?

Snagging is the process of checking a building for faults that need to be rectified.

After each snag is identified it will be added to our detailed report.

Each snag will state which room the issue is in, which trade needs to rectify the issue and a marked picture for easy identification.

Carpentry

Carpentry in new build properties includes;

In a newly built home, these areas of carpentry can all have defects.

One of the many important parts of a roof we check is the bracing.

Roof bracing is key in supporting the structure of your roof.

Damaged or missing roof bracing is a structural issue that can affect your roofs strength and integrity.

Plumbing

Plumbing in new build properties includes;

  • Baths
  • Heating systems
  • Showers
  • Sinks
  • Toilets
  • Taps
  • Pipework
  • Towel radiators
  • Radiators
  • Underfloor heating
  • Guttering and downpipes

All of the above can be faulty and harbour defects.

One of many important parts of plumbing we inspect is pipework behind the walls.

Our thermal imaging camera can pick up any leaks hiding behind your walls. Unnoticed leaks over time will spread and saturate the area around them, in time causing significant damage.

Electrics

Electrical defects sometimes aren’t obvious so it’s important to have these checked over by a professional.

An example, carbon monoxide alarms not fitted/working within 1-3 metres of a combi boiler.

A monoxide alarm fitted at the incorrect distance and/or faulty could be the difference between life and death in an emergency.

Window and Door Fitter

New build homes regularly have several issues with the windows and patio doors.

One common problem we check for is incorrect fitting.

Our inspector will test all of your windows and doors (fitting, fixings, frames, glass panes and operation).

Drylining

  • Level of internal walls
  • Finish to walls
  • Finish to ceilings
  • Level of ceilings
  • Blown tape
  • Board movement

Drylining is one of the main components in your home that gives it the new and finished feeling.

Let us check this for you, ensuring you get the best finish and your walls and ceilings are to tolerance.

An issue that crops up a lot in new properties is board movement. This happens due to settlement.

Flooring

  • All floor coverings (carpets, vinyl etc)
  • Damage to flooring
  • Saturated floors

A common issue we check for when inspecting flooring is incorrect fitting of carpets. Some carpets can be left damaged, incorrectly sized or without underlay.

Paintwork

  • Paintwork finish (walls, ceiling, woodwork)
  • Paint overspill

If your paintwork is poor it can make your new home feel unfinished and low quality. With each inspection we will check the paintwork from top to bottom.

A common issue we find with paintwork is poor finish around windows and doors.

Tiling

  • Finish to tiles
  • Damaged tiles
  • Grouting
  • Tile edging
  • Level

Everyone wants their new bathroom to feel like a luxury escape where you can relax and forget about the outside world. The last thing you need is poor tiling.

Tiling is renowned for having defects in places that are hard to find. A common defect we see is cracked tiles, this is not only unsightly but potentially sharp and can cause injury.

Mastic

  • Internal mastic finish
  • External mastic finish
  • Ensure no areas have been missed
  • Mastic to windows (Internal and external)
  • Mastic to doors (Internal and external)
  • Expansion joints

Mastic works may not seem as important as other works but this couldn’t be further from the truth. Mastic is responsible for stopping water ingress, expansion of your property and a tidy finish inside.

If you have faulty or missing mastic anywhere in your property it can lead to a nasty surprise later on down the line.

Brickwork

  • Damaged brickwork

The first thing you’ll see when pulling up to your new home is likely the brickwork. Several issues minor and major can result from poor brickwork.

An important issue we inspect on brickwork is signs of subsidence. Subsidence is a major structural issue and another reason it’s vital to have an inspection with us.

Groundwork’s

  • Driveways
  • Slabs
  • Drainage
  • Ground levels
  • Air bricks
  • Brickwork below DPC
  • Internal floor levels
  • Manholes
  • Gravel infills

Groundwork’s makes up a large amount of the works to be checked outside. A key problem we check is ground levels. If the ground level is too high against the property it can lead to issues such as mould and rot to the building’s structure.

Roof tiling

  • Fixings
  • Damaged/chipped tiles
  • Slipped tiles
  • Missing tiles
  • Tile discoloration

Our state of the art drone survey ensures your roof is inspected comprehensively and to the best standard. Slipped and missing tiles are a common occurrence and sometimes cannot be spotted from the ground.

Landscaping

  • Turf
  • Mulch
  • Planting
  • Topsoil

Gardens tend to be the last sequence of works completed externally before move in. Hence it’s usually completed in a rush. A common issue is pooling water. Next Step Snagging will investigate and find the cause to stop it happening again in the future.

Drone Survey

A drone survey will look at;

  • Tiles (missing, broken or damaged)
  • Velux windows
  • Vent tiles
  • Tile fixings
  • Solar panels

Drone surveys are conducted on every one of our inspections. They help us to see places on your roof not visible from the ground.

Thermal Imaging Survey

The last part of your inspection is the thermal imaging survey. Your inspector will go to each room of the house checking for temperature fluctuations. This is vital for spotting cold spots and leaks behind your walls. These issues being spotted on our inspection will save you money in the long run.

The Report

Once our inspection has taken place, allow a 24 hour turn around. This is so your inspector can get back to the office and run through the drone footage, thermal imaging footage and compile your report. The report will be sent over to you as a PDF for easy streamlined forwarding to your developer.
